Here are five tips on choosing the right Silicon Valley Realtor
1. Market knowledge
With bidding wars commonplace and homes selling for an average of 5% to 10% above their list price, buyers need a real estate agent who considers it part of her job to keep up with the latest trends and shifts in the market. As for me, I spend a lot of time reading numerous real estate-related blogs and websites, and I’m always picking up the information on home sales from my wide network of colleagues. It’s a lot of work – and it pays off for the individuals who choose me as their Silicon Valley Realtor.
2. Familiar with neighborhoods and demographics within the valley
The best Realtors are those who can introduce home buyers to not just some houses for sale but to the communities in which those homes sit. I feel I have a distinct advantage in this area. As a lifelong resident of Silicon Valley, I’ve watched our cities and neighborhoods grow and change through the years. With an active circle of friends and professional associates, and with my passion to keep up with what’s new, there isn’t much here that I don’t know or can’t find a quick answer to.
3. Makes full use of networks, contacts and the MLS database
Helping buyers find a home may start with a scan of current listings on the Multiple Listing Service, but it often moves into getting critical information on individual homes and their sellers through professional contacts. Your Realtor should maintain useful resource networks and individual contacts, which can often help a buyer quickly jump onto the inside track when it’s time for placing offers. A real estate agent who mixes regular MLS research with the power of people (professional resources) is the type of person you want on your side when buying a home here.
4. Available and responsive
Buying a home in Silicon Valley often isn’t a one-stop shopping experience. Typically it’s a process, and your Realtor should be available to you throughout it to keep you abreast of shifts in the market, new homes available, pricing trends and other factors that affect how quickly you get into the perfect home. If weeks go by without hearing from your agent, maybe your agent has more important things to do. Which leads us to #5.
5. Treats your real estate buying process like it’s the most important in the world
We all know when someone is “in our corner,” as the saying goes. As a buyer, you should expect your Realtor to take your home search very seriously. That means paying close attention to you as you describe your desires regarding home location and amenities. It also means providing answers to any questions you may have along the way. You can tell from just a little conversation if the Silicon Valley Realtor you’re considering wants to give you 100 commitment or if he or she considers you “just another client.” Personally, I’ve never had “just another client,” and I never will.
